Here are some common services and the prices I charge for each.
Faucet replacement/installation
Basic labor to install or replace faucet. Remove old faucet, clean mounting surface, install new faucet, leak test.

Leaking faucet repair
Basic labor to repair faucet leak. check all washers, o-rings, and cartridges. replace any worn features and leak test, includes $20 in parts.

Tub/shower/sink drain clean
Basic labor to clean drain with favorable site conditions. Remove and clear trap. Auger single branch line to main waste line. Ensure proper vent and drain flow. Replace trap.

Light fixture replacement
Basic labor to replace light fixture with favorable site conditions. Remove old fixture, check wiring in box, install new, verify normal operation. **price does not apply for chandeliers or other hanging type fixtures, there will be an additional fee for these types**

Ceiling fan replacement
Basic labor to install ceiling fan with favorable site conditions. Remove old fan, check wiring in box, install new fixture, verify normal operation.

Light switch/outlet/GFCI replacement
Basic labor to replace electrical device. Remove old device, check wiring in box, install new device, verify proper operation.

Heavy mirror/picture hung (over 20lbs)
Basic labor to install heavy wall accent. Measure, find wall studs, mount to stud if possible or use appropriately sized anchors. Secure and check stability and positioning.

Minimum service fee
If job price is less than minimum fee, then the balance can be put towards another project if desired.
